Del Webb The Woodlands Market Update

As of May  7, 2025

So far in 2025, 14 homes have sold in the Del Webb The Woodlands community, with 4 more currently under contract. Here's a breakdown of this year’s sales activity:

  • 7 Estate Homes Sold – Average Price/Sq Ft: $269.17
  • 6 Classic Homes Sold – Average Price/Sq Ft: $234.00
  • 1 Garden Home Sold
  • 4 Classic Homes Pending Sale

Note: The average price per square foot for Estate Homes is slightly elevated due to a few premium properties that sold at higher values.

I’m incredibly honored to have listed 11 of the 14 home sales in Del Webb The Woodlands so far this year. I’m deeply grateful to the homeowners who entrusted me with their listings and to the community that continues to welcome new neighbors with open arms.

In 3 of these sales, I had the privilege of representing the buyers and sellers directly. In 6 others, buyers were introduced to the community through my marketing efforts, even though they ultimately chose to work with their agent.

There are currently 15 active resale homes on the market:

  • 5 Estate Homes – Avg. Price/Sq Ft: $235.58

I’m honored to represent 9 of these 15 listings, a testament to the trust local homeowners place in my ability to market and sell homes effectively within this unique 55+ community.


Sales Trends – Year Over Year

  • 2025: 14 homes sold YTD + (4 pending)
  • 2024: 23 total resale homes sold
  • 2023: 42 resale homes sold


As the data shows, the market has shifted from previous years—but my focus remains the same: to deliver results through strategic marketing, deep community knowledge, and a hands-on approach to every listing. Whether you're buying or selling, I’m here to help you navigate the market with confidence.  As you can tell the market seems to have picked back up in 2025 however the last few weeks have seen a slow down in showings and open house attendees..  


Texas is a non disclosure state so I am not allowed to post sold prices per home.


The prices in Del Webb are very unique depending on location, upgrades, and etc.  It is important to hire a realtor that is a neighborhood expert in Del Webb.  If you are looking to sell or buy I would be honored to be on your interview list.  Each agent is very different in how they market your home and the services they offer.

Property Tax Value Information Day

  1. On May 6th between 9:30am and 12:00pm and May 7th between 8:00 AM and 10:00 AM will be at The Lodge to help you with protesting your taxes, giving you information for protesting taxes,  filing your homestead exemptions, educate you about transferring your taxes from one property to another if you moved in the last 2 years and anything else you might have questions about.  


This is a come and go as many will have different questions than others.

You can also go to https://mcad-tx.org to get information.


To Protest Taxes online 

1.   go to https://mcad-tx.org

2.  Do you have an account?  If yes go to step number 4.  If not go to step number 3.

3.  Click on Create an account on the main page and follow instructions to set up an account.

4.  Click on File Protest

5.  Enter your login information

6.  Click on File Protest

7.  If no properties appear click on my properties

8. Where it shows properties there will be an Id # and write that down then click on add pin.  The PIN number will be at the top right on your appraisal statement.  Type in your pin # and your ID#

Then follow instructions from there to file your protest.



You can either use the comps I have for market value or you can use other homes appraisals value similar to yours.  The comps for market value you need to request from me. 


 For appraisal values compared to other properties you need to go to mcad-tx.org  

1.  Click on Property Search

2.  At the top left where it says Compound Text Search click on the down arrow then select property address

3.  Type in just the street you live no house address.  then click search.  

You will need to click on each address and see what their values were.

This is a lengthy process.  You can also type in other street names in your neighborhood and compare those as well.  Look for square footage and lot size so you are comparing similar values.


Also take any pictures of power lines, water towers, or negative surroundings.  Make sure if you live behind 1488 you write that down in your protest as those homes normally sell for less.  If you have backyard neighbors those homes will sell for less than someone that has no backyard neighbors unless you back up to 1488.
