2026 Market Recap
The Del Webb The Woodlands resale market has been a little slower this year than it was during the same period in 2025. Through August 23, 2026, 18 homes have sold, compared to 26 homes during the same time last year.
Today's buyers are taking more time to make decisions and are paying close attention to a home's condition, price, and overall value. As a result, homes are generally taking longer to sell than they did over the past few years.
The good news is that well-maintained, properly priced homes continue to sell. Preparing your home for the market and pricing it correctly remain two of the most important factors in achieving a successful sale.
I've had the privilege of representing the buyer, seller, or both in 12 of the 18 homes sold in Del Webb The Woodlands so far this year, including two transactions where I represented both the buyer and the seller. Being actively involved in so many of the community's sales allows me to stay up to date on current pricing, buyer expectations, and local market trends.

2025 Market Overview
The Del Webb The Woodlands resale market remained strong throughout 2025, with 43 homes sold, including 14 Estate, 24 Classic, and 5 Garden homes.
I was honored to have listed 23 of the 43 homes sold during the year. Those sales included buyers introduced to Del Webb through my marketing efforts, buyers represented by other Realtors, and 7 transactions where I had the privilege of representing both the buyer and the seller.
Every sale represents the trust a homeowner placed in me, and I remain sincerely grateful to every client who allowed me to be part of their real estate journey. I'm equally thankful to everyone who has supported my business through referrals and recommendations over the years.
