Note: The average price per square foot for Estate Homes is slightly elevated due to a few premium properties that sold at higher values. Also price per sq ft depends on location, upgrades, amenities, and etc. Each home is very different.
Thanks to creative marketing, a strong work ethic, and a hands-on approach, I’m incredibly honored to have listed 12 of the 20 homes sold in Del Webb The Woodlands so far this year. I am truly grateful to every homeowner who trusted me with their sale—and to the buyers who chose to make this community their new home.

As the data shows, the market has shifted from previous years—but my commitment remains the same: delivering results through strategic marketing, deep community knowledge, and a hands-on approach to every listing. While 2025 started strong, April and May brought a noticeable slowdown in showings, however the last couple of weeks we are seeing some improvement depending on the property. Per the news and I what I am seeing home prices are dropping. We are currently in a buyers market. The South has been hit harder than the North as more jobs have opened up in the North North East.
Because Texas is a non-disclosure state, I’m not permitted to share sold prices for individual homes. However, I’m always happy to discuss current market trends and what they mean for you—just reach out any time.

To Protest Taxes online
1. go to https://mcad-tx.org
2. Do you have an account? If yes go to step number 4. If not go to step number 3.
3. Click on Create an account on the main page and follow instructions to set up an account.
4. Click on File Protest
5. Enter your login information
6. Click on File Protest
7. If no properties appear click on my properties
8. Where it shows properties there will be an Id # and write that down then click on add pin. The PIN number will be at the top right on your appraisal statement. Type in your pin # and your ID#
Then follow instructions from there to file your protest.
You can either use the comps I have for market value or you can use other homes appraisals value similar to yours. The comps for market value you need to request from me.
For appraisal values compared to other properties you need to go to mcad-tx.org
1. Click on Property Search
2. At the top left where it says Compound Text Search click on the down arrow then select property address
3. Type in just the street you live no house address. then click search.
You will need to click on each address and see what their values were.
This is a lengthy process. You can also type in other street names in your neighborhood and compare those as well. Look for square footage and lot size so you are comparing similar values.
Also take any pictures of power lines, water towers, or negative surroundings. Make sure if you live behind 1488 you write that down in your protest as those homes normally sell for less. If you have backyard neighbors those homes will sell for less than someone that has no backyard neighbors unless you back up to 1488.
